Come join a dynamic team committed to professional development, learning and growth opportunities.About The RoleThe Estimator will work in-person at the Head Office and will report to the managing partners and will be responsible for providing accurate estimating and subcontractor costing from the budgeting and estimating stage through the contract letting, planning and construction stages of major projects ($30+ million) in the GTA and beyond.Main Responsibilities
- Prepare conceptual project budgets and update the budgets as the design develops. Continually determine project scope and interpret all project documents, including drawings and specifications. Solicit and review all trade contractor budget quotations, perform bid evaluation, and analyze quotations for irregularities to ensure the full scope of work is included.
- Review actual project costs from previous and on-going projects to more accurately estimate future projects. You will be primarily responsible to establish and maintain a database of historical costs from previous and current projects.
- Prepare accurate ‘order of magnitude’ cost estimates for contemplated or approved design changes (i.e. site instructions, etc.) that are issued by project Design Teams or Clients. Ensure that the full scope of additional work is included within these estimates.
- Review all Trade Contractor quotations for design changes. Evaluate and analyze the quotations for irregularities and conformance to established estimating practices and contract documents. Manage resolution of quotations until they are approved by the Owner. Prepare Change Orders accordingly.
- Liaise with Trade Contractors, Consultants and Owners to resolve estimating and cost issues. Internally communicate with Project Managers, Site Superintendents and other Support Staff on costing details for new and on-going projects. The Quantity Surveyor / Estimator will provide support to Project Management in administering Trade Contractor Contracts.
- Estimating functions are to cover all disciplines and divisions, including but not limited to General Conditions, Excavation, Structural Frames, Building Envelope, Interior Finishes and Mechanical and Electrical Systems.
- Assist the Project Manager with the tendering and award of Trade Contracts, as needed.
- Assist the Project Manager in preparation of Monthly Construction Management Reports for Clients.
- Prepare preliminary critical path construction schedules, including key durations and completion timelines to support estimating functions, using Microsoft Project or other agreed software.
- Assist in the preparation of proposals for CM-Services on new projects.
Additional Responsibilities:
- Continually determine scope and interpret all project documents, including drawings & specifications.
- Preparing accurate and well-organized quantity takeoffs and estimates, using agreed software.
- Assemble cost estimates using project analytics, historical data and trade quotations.
- Solicit and review contractor quotations where required, to support the estimating.
Qualifications
- Minimum 3-5+ years experience as a Residential Estimator
- Some experience working directly with the Client is an asset
- Must be a self starter , willing to work as the sole Estimator in the organization
- University or College Degree in construction management, engineering or quantity surveying.
- Extensive knowledge and experience with estimating techniques, tendering process and negotiating contracts
- Ability to read and interpret construction related documents including plans, specifications, and other technical material
- Experience working with estimating software programs such as Bluebeam and On-screen Takeoff
- Strong working knowledge of Microsoft Excel, Word, Outlook and AdobeAbility to forge, grow and maintain positive relationships with project team, subtrades, consultants and client
- Ability to manage multiple priorities simultaneously and meet the time demands of unpredictable activities; capable of handling pressure and challenges in a dynamic business environment
- Ability to work within tight deadlines and prioritization of work to achieve them
- Strong analytical, critical thinking, troubleshooting, problem-solving skills, strong math skills and a high degree of accuracy and attention to detail
