Job description: Responsibilities:

  • Ensure the health, comfort and safety of our Customers
  • Ensure daily communication with all site Associates
  • Address Customer Requests for Maintenance (CRFM’s) within 72 hours.
  • Fix it right the first time
  • Vacant suite maintenance, renovations and touch ups as per established quality standards
  • General common area and building maintenance
  • Coordinate inspections of turnover suites with Customer Service Representatives
  • Ensure proper cleaning and maintenance of equipment
  • Preventative Maintenance inspections and reporting
  • Ensure contractors arrive as per scheduled timelines and complete their work as per the conditions of contract
  • Snow removal as required
  • Touch-up painting in common areas as required
  • Ensure proper and accurate inventory management
  • Snow and ice removal, sanding and salting, completion of snow and ice removal logs
  • Lawns; cut, trimmed, watered, edged, and free of weeds
  • Applying weed killer and fertilizer as required (if applicable)
  • Ensure all trees, hedges, and flowerbeds are free of weeds and trimmed and dead trees are removed
  • Removal of flower beds and shrubs that are unsightly or not possible to maintain effectively
  • Parking lots: sweep, wash, lines and keep all catch basins clear of foreign debris
  • Fences: repaired and/or stained as necessary
  • Building exterior: eves cleared, siding, lights working, signage clean and visible
  • Spring clean-up: hazard line painting, irrigation start-up, power washing, planting, filling potholes, etc. as determined by the spring landscaping plan
  • Fall clean-up: leaf removal, close off (blow out) irrigation; winterize gardens and beds, trees trimmed, etc.
  • Provide training on the proper operation and maintenance of all landscaping equipment, specifically Bobcats and heavy equipment (tractors, sweepers, small and large bobcats)
  • If applicable, ability to operate the Bobcat and also perform regular maintenance and tune-ups to the bobcat and attachments
  • Perform on call emergency maintenance according to schedule provided by Leader
  • Complete all required administration for the position on a tablet
  • Complete other tasks as assigned by the Leader

Experience and Educational Requirements:

  • 2-3 years renovation experience, some landscaping experience preferred
  • Mold Remediation and Asbestos Abatement certifications preferred

Technical Requirements:

  • Working knowledge of English language both verbal and written
  • Familiarity with computer tablets a must
  • Should be proficient in 60% of all the below skills:
  • Drywall – Framing installation/repair, drywall installation/repair
  • Tiles – Tub surround and backsplash installation/repair
  • Painting and finishes – cleaning, sanding, priming, painting, textured surfaces
  • Countertops – all areas of repair, replace countertops
  • Floors – replace subfloor, laminate/carpet/tile repair and/or replace, baseboard installation/repair
  • Doors/Windows/cabinets – repair/replace closet doors, interior doors and frames, exterior doors and frames, repair/replace window coverings/locks/hardware, passage/lockset installation/repair, cabinets repair/replace
  • Plumbing – basic plumbing, installation and repair of toilets, sinks, faucets, valves, replace dip tube on hot water heater, solder pipes, run power auger to clear blocked lines
  • Electrical – installation and troubleshooting of light fixtures, switches and receptacles
  • The following skills would be considered an asset:
  • Basic Boiler/Heating – change canister filter, familiar with all gauges, shut offs, chemical testing, taps, piping, zone valves,
  • Furnace – oil motor, change belt, replace thermocouple, replace thermostat,
  • Locks – all aspects of repair/replace, rekey and mastering weiser, taymor, schlage
  • Appliance repair/installation
