The Pre-Occupancy Technician is responsible for identifying, communicating, coordinating and executing the final detailing and any necessary repairs to all cosmetic surfaces, fixture, and appliances within Brookfield units, with the goal of presenting a deficiency free unit for the Customer Orientation. In the event that deficiencies are identified during the Customer Orientation, this position is responsible for the correction of the identified deficiencies prior to occupancy.Your Key DeliverablesQuality Control:Perform comprehensive inspections on the interior and exterior of home to ensure home is completed according to the approved plans, specifications, building codes and relevant warranty programsPerform Quality Control check using Brookfield’s Pre-Occupancy Checklist clearly identify items for correctionIdentify trends or construction issues effecting build qualityTrain and mentor junior staff in “Brookfield Best Practices” and construction techniquesReporting:File and provide formal documentation of quality control checks to managers and follow up on identified deficiencies until rectifiedCommunicate deficiencies to appropriate trades partners for rectificationMaintain regular communication with Site Management regarding status of homes in a Pre-Occupancy cycleProvide required safety inspections responsible tradesCommunicate feedback of trends or construction issues to Site ManagementConstruction:Audit various installed finished materials, building life systems, installations, fixtures and appliance for fit, finish and functionConduct light drywall tough up duties as requiredConduct light to moderate painting duties as requiredConduct basic finishing carpentry work was requiredConduct basic touch ups to wood and simulated wood surfaces (flooring, cabinets, etc.)Conduct basic repairs to vinyl and fiberglassConduct basic electrical connections (hang lights, connect appliances, etc.)Utilize common hand and power tools for general carpentry work, including repairsWork from heights following OH&s Act, Regulation and CodeWork with various construction methods and housing productsInstall doorsEnsure all team members and trades partners clean up after themselves, and that units are clean at all timesMove material and equipmentSupport other aspects of Brookfield construction operations as requiredLiaise with municipal officials as required regarding items of code complianceLiaise with Brookfield contractors to educate in Brookfield “best practices” and quality requirements and techniquesSafety:Participate in Brookfield Safety ProgramAssist in training of junior staff in tool use and Safe Work PracticesAssist in training of Framing and Erecting Contractors in Brookfield Site Safety RequirementsEnsure life safety systems are in place and functioning for occupancy inspectionProblem Solving:Identify and solve any technical and workmanship problems in the Pre-Occupancy process, including, but not limited to paint deficiencies, structural problems, installation of finishing material, and overall quality of interior work inside the homeFacilitate effective communication between tradesHandle current issues and proactively solve problems to ensure the quality of workmanship is kept to a high standard. Under take various types of repairs, including painting, drywall, caulking, and carpentrySupervise sub-trades and staff who may be assigned to this positionMust Haves2+ years of general residential construction experience, or an active participant in carpentry apprenticeship, a journeyman carpenter or equivalent interior finishing trade experience. Detail oriented, strong organizational, and computer skills.
