This role involves preparing accurate and competitive cost estimates to support project bids, ensuring financial efficiency, and contributing to the overall success of the company’s development portfolio.Responsibilities:
- Lead the preparation of detailed cost estimates for all phases of residential apartment projects, including conceptual, schematic, design development, and construction documents.
- Analyze architectural drawings, specifications, and other documents to prepare comprehensive estimates.
- Develop project budgets and provide cost-saving suggestions without compromising quality or client requirements.
- Coordinate and manage the bid process, including the solicitation of bids from subcontractors and suppliers.
- Review and evaluate subcontractor and supplier bids for accuracy and completeness.
- Ensure timely submission of bids and proposals in line with company standards and client expectations.
- Conduct cost analysis for projects and provide regular updates to management.
- Prepare detailed reports and present findings to project stakeholders.
- Maintain and update a database of historical costs and pricing data for future reference.
- Work closely with project managers, architects, engineers, and other stakeholders to gather and share information essential for accurate estimation.
- Participate in project meetings and provide input on cost-related issues.
- Foster and maintain strong relationships with subcontractors, suppliers, and other partners.
- Continuously review and improve estimation processes and tools.
- Stay informed about industry trends, cost drivers, and innovations to enhance estimation accuracy and efficiency.
- Mentor and train junior estimators and other team members on best practices and company procedures.
Requirements:
- Bachelor’s degree in construction management, Civil Engineering, Quantity Surveying, or a related field.
- Minimum of 7-10 years of experience in construction estimation, with a focus on residential apartment projects.
- Proven track record of successfully estimating and bidding on multi-family residential projects.
- Proficiency in estimation software such as ProEst, WinEst, or similar tools.
- Strong analytical and mathematical skills.
- Excellent communication and interpersonal skills.
- Detail-oriented with a high degree of accuracy in work.
- Ability to work under pressure and meet tight deadlines.
